520-Acre Oceanfront Resort to Offer Collection of Condominium, Private Homes, Estate Lots, and Vacation and Fractional Ownership Properties
LIHUE, Kauai – October 26, 2006 – "This will be a world-class resort that everyone who loves Kauai can enjoy." That was the message today from Hawaii developer, Kevin Showe, in launching the rebirth of Kauai Lagoons. The proposed project is a spectacular, multi-faceted resort featuring 520 acres of residential oceanfront property, the beautiful white sands of Kalapaki Beach, a Jack Nicklaus Signature Golf Course, breathtaking ocean and golf course views, full-service spa, restaurant, and lushly landscaped, 38-acre man-made lagoon with marina.
Kauai Lagoons is a collaboration with Marriott Vacation Club International (MVCI), – a subsidiary of Marriott International, Inc. (NYSE:MAR) – an affiliate of The Ritz-Carlton Hotel Company, LLC, and Kauai Development LLC.
Showe, manager of Kauai Development, stated this will be Hawaii's most comprehensive resort. We're also making improvements that will provide added value for the greater Kauai community," said Showe.

Kauai Lagoons' first residential properties are expected to break ground in the next few months. The Kalanipu‘u condominiums will offer 78 elegant, two- and three-bedroom floor plans ranging from approximately 1,301-1,665 square feet of living space. Sales will begin November 1, with prices starting at $1.7 million.
In addition, the first phase of Ritz-Carlton Residences, Kauai Lagoons will offer 14 luxuriously designed, one- and two-story private ownership residences with two-, three- and four-bedroom floor plans ranging from approximately 2,519-3,499 square feet. Sales are expected to begin in early 2007, with prices starting at $4.5 million.
Serene and secluded, but conveniently located just minutes from Lihue, Kauai Lagoons will present residents and visitors with an unrivaled, Kauai resort experience marked by a variety of low-density residential offerings distinguished by a strong Hawaii architectural character. This proposed, resort community will also offer a restaurant with extensive ocean and golf course views, marina, and a spa and fitness center totaling more than 12,000 square feet.
A series of property improvements will benefit both Kauai Lagoons owners and the surrounding community. For example, the Jack Nicklaus-designed Kiele Golf Course, already considered one of Hawaii's finest, will have two holes realigned to overlook the Kalapaki Coastline, ultimately giving the resort a total of five consecutive oceanfront holes.
In keeping with Kauai's image as the Garden Island, an estimated 350 acres, including the golf course, will be preserved as undeveloped "green space." In addition, many of the homes will be built along the lagoon, giving residents the option to be water taxied aboard the resort's classic wooden boats for dinner, golf, shopping and other lifestyle amenities. The lagoon will also provide miles of shoreline paths and mature landscaping for picturesque walks about the property.
Other planned resort projects benefiting the greater Kauai community will include improved access to shoreline areas for fishing and hiking. Kauai Lagoons is also working with the county to create a two-mile shoreline pathway for walking and biking extending from Nawiliwili Beach Park to the Ahukini State Recreation Pier, which includes picnic areas and comfort stations.
Additionally, development is expected to begin by year's end on the first of two affordable housing projects giving priority use to resort associates. The 82, one-, two-, and three-bedroom, affordable rental apartments will be built in the Waipouli area providing homes for qualifying families. The second project scheduled for a 2008 construction start, will be located onsite at Kauai Lagoons. It will offer 31, two-bedroom, affordable multi-family condominiums to qualifying families.

Former Hawaii developer Chris Hemmeter laid the groundwork for Kauai Lagoons in the late-1980s, anchored by what is now known as the Kauai Marriott Resort & Beach Club, which features 356 hotel rooms and 232 timeshare villas.
This year, Kauai – which is often referred to as Hawaii's Island of Discovery – was ranked as the #1 island in Hawaii by readers of Travel + Leisure. In the same poll, Kauai received second overall among the listing of World's Best Islands.
